Planning Permission for your timber stables


Planning permission is invariably required for most stable yards, however small or large, and advice on presenting your application and handling the bureaucracy is part of the Scotts service.

 
Scotts personnel will certainly help when it comes to designing your timber stables to meet planning requirements. Following an initial consultation, a guideline estimate for your equestrian buildings will be provided, for your consideration. A full set of drawings, of your timber stables, can then be supplied to accompany a planning application.
 
In addition, Scotts can assist with the completion of Planning Application forms, Design and Access Statements and Site Plans.  However, for particularly sensitive areas, Scotts may well recommend that you seek advice on your planned new stable yard from a planning consultant and at an early stage.

The full planning package from Scotts ensures that you can benefit from the many years of experience that the Scotts team has with respect to handling planning applications, thus giving you peace of mind.  This planning service for your new stables is chargeable as detailed below.
 
Scotts is pleased to offer a three tier package to assist you with gaining planning permission for your project. 
You can choose the package to suit you and the details for each one are detailed below.
 

Bronze Package

This basic planning service offers the production of a drawing with a plan view and all elevations to meet local council requirements, including an electronic version.  Scotts will also supply six A1 printed copies of the drawing.
 
Fee:  From £300.00, including VAT, depending on the complexity of the project and the scope of the drawings required.

Silver Package

For a straightforward planning permission application, that does not involve sensitive sites (AOB, Conservation Area, SSI, Green Belt or Listed Properties for example), Scotts will undertake the whole application for you through our own planning consultants.  The service will include:
 
* Purchase of OS plans of the site
* Preparation of site plan and block plan
* The preparation of a Design and Access Statement
* Completion of online forms
* Production of a drawing with a plan view and all elevations to meet local council requirements
* Telephone communication with the local authority case officer, as required
* The provision of sample materials that may be requested by the local authority
* Please note that the Silver package does not include 'discharge of conditions' ~ this is the responsibility of the
  applicant.
 
Fee: From £1,200.00 including VAT, depending on the complexity of the project, or you can opt to pay a 10% deposit against an order.  In this latter case, if planning is refused, for any reason, we would refund the 10% deposit LESS the £1,200 fee.
Please note that the fee payable to the local planning authority will be the client's responsibility.

Gold Package

Preparation of drawings and site plans, as detailed below, for a full service to be conducted through our own appointed planning consultants.
 
* Purchase of OS plans of the site
* Preparation of site plan and block plan
* Production of a drawing with a plan view and all elevations to meet local council requirements
* The provision of sample materials that may be requested by the local authority
* Please note that the Gold package does not include 'discharge of conditions' ~ this is the responsibility of the
  applicant.
 
The advantage of working with our recommended planning consultants is that they have vast experience of dealing with planning applications, for equestrian properties, particularly in sensitive areas, so can give a cost effective and feasible solution.
 
Scotts Fee: £450.00 including VAT, or you can opt to pay a 10% deposit against an order.  In this latter case, if planning is refused, for any reason, we would refund the 10% deposit LESS the £450 fee.
 
Consultants Fee: Our consultants will quote you a fee for your project and this will be directly paid to them.
