Equestrian Building Planning Permission

Whatever your stabling requirement, Scotts of Thrapston has the solution. We offer a free planning service for all customers purchasing a Scotts Equestrian Building. 

It is compulsory to gain planning permission for your Equestrian Building, no matter about the shape or size or whether for commercial or professional use. As part of Scotts personal service, we can offer help and advice on presenting your application and the handling of any bureaucracy. 

Following an initial consultation, a guideline estimate for your Equestrian Building will be provided. When agreed, we can provide a full set of drawings to accompany a planning application. In addition, Scotts can assist with the completion of Planning Application forms, Design and Access Statements and Site Plans. However, for particularly sensitive areas, Scotts may well recommend that you seek advice from a Planning Consultant and at an early stage.

Scotts is pleased to offer a three tier package to assist you with gaining planning permission for your project. 

Tier 1 Package

The basic planning permission package includes:

  • Production of a drawing with a plan view and all elevations to meet local council requirements, including an electronic version and waiver of copyright on our designs.
  • The supply of six A1 printed copies of the drawing

Scotts fee*: 5% of the project value

Tier 2 Package

Scotts can undertake the whole application for you though our own planning consultants. This planning permission package will include:

  • Purchase of Ordnance Survey (OS) plans of the site
  • Preparation of site plan and block plan
  • The preparation of a Design and Access Statement
  • Completion of online forms
  • Production of a drawing with a plan view and all elevations to meet local council requirements, including an electronic version and waiver of copyright on our designs
  • Telephone communication with the local authority case officer, as required
  • The provision of sample materials that may be requested by the local authority

Scotts fee*: 10% of the project value

Please note: this does not include ‘discharge of conditions’. This is the responsibility of the applicant. 

Please note: the fee payable to the local planning authority will be the clients’ responsibility.

Tier 3 Package

For sensitive sites (AOB, Conservation Area, SSI, Green Belt or Listed Properties for example), Scotts will undertake the whole application for you, in conjunction with our Planning Consultants. This planning permission package will include:

  • The Tier 2 package, plus
  • Direct contact with our Planning Consultant to guide you through the more onerous process

Scotts fee*: 10% of the project, plus our Planning Consultants’ fees which will be quoted to you directly by our Planning Consultant, and paid by you directly to our Planning Consultant.

Please note: the fee payable to the local planning authority will be the clients’ responsibility.

*Following planning approval and placement of order, the Scotts fee is credited against your deposit invoice – making the Scotts fees free of charge, to all customers. In the unfortunate event that planning is refused, we will credit the Scotts fee less our costs incurred to that point.
